What is a Storage Condominium?
A storage condominium is very similar to a regular storage unit only you OWN the unit
instead of renting it from the owner. You, the owner, may now realize all the benefits of property ownership.
The property is managed and maintained in much the same way a residential condominium complex would be.
Where will this facility be located?
Why should I own my unit instead of renting?
You will realize all the benefits of property ownership over renting. This includes
the appreciation in value, building of equity, unit customization, the right to lease to another party, and the
right to sell at any time to anyone. There are low taxes and low HOA dues. You will have the freedom to come and
go as you please and enjoy a new, clean facility loaded with features and governed by it's owners.
What can I use my storage condo for?
Your extra large storage condo is designed to store items as large as Boats, Airplanes (wings off, of course) Motorhomes, Travel Trailers, Fifth Wheel's, Pop-ups,
Collector Cars, Desert Toys, Utility Trailers, Busses, or just extra 'stuff' you have around the house. You
may also rent or lease your unit to someone else. Or, sell it at any time.
What size are the units?
The standard unit sizes are as follows:
- 14ft wide and 30ft long
- 14ft wide and 42.5ft long
- 14ft wide and 45ft long
- 14ft wide and 55ft long
- 14ft wide and 85ft long
- 22ft wide and 42.5ft long
- 26ft wide and 42.5ft long
- 26ft wide and 65ft long
- 26ft wide and 85ft long
The roll-up door openings are 12ft wide and 14ft high on the small units, and 18ft wide and 14ft high on the large units.
85ft long pull-throughs are available by purchasing two units that are back-to-back and removing the dividing wall
as it is non-structural. This enables the owner to drive in one end, and straight out the other.
How do I determine the size unit I need?
A great deal of attention should be paid to this subject before deciding to purchase.
- Consider the ACTUAL length of your vehicle. Keep in mind that a 27' motorhome may actually be 32' once you add
in the rear ladder, special rear hitch hardware, front cab extension, and front mirrors. Don't cut it too close.
Having a few extra feet can make parking much easier and give you the ability to walk around your vehicle while
parked. If you will be storing a boat, consider that a 22' boat may actually be much longer once you figure in the
swim platform, outdrive(s), bow sprint, and trailer tongue length.
- Consider other things you may want to keep inside your unit. Spare tires, tools, camping and hunting equipment,
covers, water skiing equipment, spare parts, etc, etc. In addition to what you have now, think about what you may
want to store here in the future.
- Consider what vehicle you might purchase in the future. Boats and RV's tend to get bigger each time you trade-up.
If you are thinking about trading up in the future, better to size your unit accordingly now.
How are the units constructed?
The buildings are constructed of Steel to conform to the UBC and Maricopa County codes. They
are designed to meet IBC 2003 - 90C MPH specifications. The floors consist of steel reinforced concrete designed
to support the weight of just about anything you want to park on it. The doors are steel sectional roll-up doors
and are equipped with tamper resistant locks. They are either manually or electrically operated by remote.
What do the units cost?
The prices will range from $39,900 to $242,000 with most units selling in the high $50K's.
How do I pay for my unit?
If you are interested in purchasing a unit, there are several methods to choose from. The
most popular is a second mortgage or Home Equity Line Of Credit (HELOC) if you own your home. In addition, many
people will simply pay cash. Another option will be using any number of independent Mortgage Brokers that will
treat your purchase as they would any other property purchase. They will usually require a 20-30% down payment.
We can provide a referral on request. Arizona Personal Storage may offer a seller financing option, but this has
not yet been decided.

What are the features of each unit?
Each individual unit is constructed of Steel and sealed from the elements on all four
sides. They are equipped with 110vac power and a circuit breaker, florescent lighting with timer and motion
activation, steel reinforced concrete floor, fire suppression sprinkler system, ventilated roof, and a 12'x14'
or 18'x14' sectional roll-up garage door with locking hardware.
What options are available?
You may order your unit with the following options:
- Mezzanine storage platform
- Motorized, remote controlled door
- Fire extinguisher
- 2.1 megapixel high resolution security camera with network access, lighting control and remote viewing
of both live and stored images.
What kind of security measures are on site?
A masonry and wrought iron perimeter fence surrounds the facility and an RFID and keypad
activated gate with video recording insures only authorized access. High intensity security lighting is located
everywhere in the common areas. A very sophisticated Video Security System in the common areas records everything
that moves. Tamper resistant locks on each unit resist vandals with lock cutters and an optional security camera
inside your unit records everything day and night. This unique video security system is remotely accessible to
the owner enabling the owner to use any broadband internet connection to view live or stored images from any of
the common area cameras or his unit camera (if equipped). Day or night, the camera system will turn on the lights
inside the unit when commanded by the user.
Is the facility open 24/7?
Yes, the facility is open 24/7 and you may access your unit anytime day or night.
How do I access my storage condo?
Each owner will be given an RFID hand held remote control and a gate code combination number.
Upon approaching the gate, the owner will either wave his remote in front of sensor or enter his gate code on the
keypad. While the gate is being opened, the video security system will take photographs of the person and the
vehicle and store them for later review if necessary. Once the gate has opened, the owner will then proceed to
his unit. If the owner has installed a padlock on the tamper proof locking hardware, it will need to be removed
before proceeding. If the unit is equipped with a motorized overhead door opener, it can be activated from the
hand held remote control. Otherwise the overhead door may be raised manually. Upon entering the unit, the motion
lighting will be activated and the video security camera (if equipped) will begin recording images for later
review.
When the owner wishes to leave, the overhead door is closed and the padlock (if necessary) replaced. Lighting
inside the unit will be automatically turned off after one hour. The video security camera inside the unit
(if equipped) will continue to record any activity inside the unit if any motion is detected.
Upon approaching the gate to leave the facility, the owner will activate the exit gate by waving his remote
control near the sensor or entering his gate code on the keypad. While the gate is opening, the video security
system will take photographs of the vehicle and the person inside.
How does the Detail Center/Valet work?
Space has been set aside for a private contractor to offer Detail/Valet services to
owners. These services will include washing, waxing, cleaning, detailing, fueling, make ready for travel, and
simple maintenance.
Is there a place where I can I wash my RV or Boat?
Washing of vehicles is not permitted inside your unit or in the driveways directly in
front of your unit. This is because run off inside your unit will affect others in units next to you. Washing
your vehicle directly in front of your unit will interfere with others that may be trying to park their vehicles.
However, places are designated throughout the facility for self service washing where traffic will not be
affected. Also, two coin operated wash racks, complete with pressure nozzles and soapy brushes, are located on
site for use exclusively by unit owners or their tenants.
Can I fill my tanks with drinking water?
Yes. Fresh, potable drinking water is available near most every unit.
Is there a place where I can I dump my waste holding tanks?
There are two dump stations located within the facility for the disposal of holding tank
gray and black water with non-potable wash-out water available. Dumpsters will be located nearby for the disposal
of solid waste.
I am interested in purchasing now. How do I get started?
You may reserve a space by making a lot reservation. The fee for a lot reservation is $495
which is fully refundable. Along with your lot reservation, you will provide your first, second and third choices
of unit location and the size of the unit you require. View our site plan to find your ideal location.
At 60 days prior to delivery of your unit, a 10%, non-refundable deposit is required.
At 30 days prior to delivery of your unit, an additional 10%, non-refundable deposit is required along with proof
of funds to close or an approval letter from the lender if applicable.
What other costs can I expect?
As with any other condominium property, the owner of each unit will be responsible for paying
for their individual property taxes and condo fees. Property taxes are expected to be $300-$400 a year. Condo fees
are expected to be $300-$400 a year. Depending on what you store in your unit, you may wish to purchase 'contents
insurance'. However, most owners have already insured their Boats, RV's, and Collector Cars.

Can I rent a unit instead of buying one?
Arizona Personal Storage is intended as an owner occupied, self governed and managed property.
It does not intend to rent or lease units. However, individual owners may wish to rent their own units, and should be
contacted directly.
